Bray & Company Property Management Statement of Rental Policy
- We are an equal opportunity housing provider. We fully comply with the federal Fair Housing Act. We do not discriminate against any person because of race, color, religion, sex, handicap, familial status, or national origin. We also comply with all state and local fair housing laws.
- Rental home availability policy. Rental homes become available when they are ready to rent. A vacant rental home will not be deemed available until it has been cleaned and prepared for a new resident. We update our list of available rental homes as each rental home becomes available. A rental home that was unavailable in the morning may become available later that same day. Available rental homes cannot be viewed until application is received.
- Occupancy guidelines. To prevent overcrowding and undue stress on plumbing and other building systems, we restrict the number of people who may reside in a rental home. In determining these restrictions, we adhere to all applicable fair housing laws. We allow two persons per bedroom.
- Application process. We evaluate every unit application in the following manner. You must submit a complete and signed rental application and answer all questions on the form. You must pay the non-refundable application fee. We will determine, from your responses to the applications questions, if you qualify for the unit you are applying for. If you do not, we will reject your application. If you do, we will send your application to our screening company, which will run your credit report, criminal history, employment, and rental references to confirm that they meet our rental criteria. If you meet our criteria, we will approve your application. This process takes one to two days. We will rent available units to applicants in the order that applications are approved and deposit received.
- RENTAL CRITERIA. To qualify for a unit at Bray & Company Property Mgmt. you must meet the following criteria:
- Income. Your net monthly income must be at least 2 times the monthly rent. You must be able to prove at least one year employment immediately preceding the date of your application with 2 paystubs. If you have been a full time student at any time within the past year, we will require you to have your lease guaranteed. If you are unemployed, you must provide proof of a source of income.
- Rental history. You must have satisfactory rental references from at least two prior landlords. If you have had lease violations, excessive late payments, unit damages or have ever been evicted or sued for any lease violation, we will reject your application.
- Credit history. Your credit record must currently be satisfactory. If your credit history shows any unpaid collections, judgments, liens, or excessive late payments, we will reject your application. Applicants with credit reports showing bankruptcies closed in the last 6 months will be rejected.
- Criminal history. If you have been convicted of a felony your application may be rejected, depending upon the offense and timeline. If you have been convicted of a misdemeanor involving dishonesty or violence within the past five years, we will reject your application.
- Guarantors. If you do not meet one or more of the above criteria or you are a full-time student, you may be able to qualify for a unit if you can get a parent or guardian to guarantee your lease. The guarantor must pass the same application and screening process that you must pass, except that we will deduct the guarantor’s own housing costs before applying his or her income to our income standard.
- Age. Applicants considered must be 18 years of age. If under 21, or college student, you must have a guarantor.
- Viewing the unit. Applicant must see the unit before lease. No leases will be signed on a “site-unseen” basis.
- Security deposit. The stated security deposit & rent must both be paid in full at time of lease execution. No payment arrangements can be made.
- Pets. No pets unless otherwise noted. Rental homes that allow pets will require a pet deposit. Pet rent may also be required.
